It was somewhere in 1983, members of a housing society, many of them Government officers, came to us, who had purchased a land to build houses, but the land they had purchased, got embroiled in Government regulations, making it impossible for them to get their plans sanctioned & construct their homes. It took four years to clear up the regulatory problems of the land & another three to construct. By 1990, the society members were happily residing in their apartments.
It has been more than three decades since we started on this journey, sometimes we have failed & faltered, but most of the time we have delivered.
Property litigation are getting complex day by day.
Recently a case has come to us, wherein about 36 people, teachers by profession had entered into an agreement to purchase land for their homes in 1984 & paid 70% of the consideration to the owner, but the owner thereafter refused to convey the land to these people. The case went to the courts, & in 1990 the courts decreed their case & ordered the owner to execute the sale deed. But the owner went in appeal & these common men were embroiled in the litigation of their life. Meanwhile the owners in spite of the decree, has sold off the land for a hefty consideration & these Teachers, some of them are dead & some in their sixties, are still fighting the case with little hope of having their dream homes.
Then there is another one, wherein more than 50 people had paid Rupees 8 to 9 lacs each to a Builder in 2009, as an advance to purchase their flats, but till now only a temple has been built on the land till now. And now the concerned Builder is dead, survived only by his wife, who claims not to know anything about it, and the 50 odd people are left only with receipts, wondering what to do.
The list is endless, but we shall endeavor to find solution to the woes of these people.
